From the start of the blueprints and the mock-up of the plans, all the way to the last laid brick and the handed over keys, the home building process is one of the most fun and rewarding projects you can ever start on. However, it’s not necessarily a quick process, no matter how prepared you think you might be.

One of the tough truths we often have to make clear to our clients is that the process is a long one. When it comes to a realistic building house timeline, it’s all about making sure that everything works together as seamlessly as possible… but also all about making sure that no stone is unturned. At Gilbert + Burke, we’re very proud of our ability to complete client projects with flair… and with a decent amount of speed. However, we always make sure that all I’s are dotted and T’s are crossed, just like any good builder. While it would be fantastic to build and finish your dream project immediately, that’s just not realistic.

When it comes to the custom build process, we’ve divided the entire experience into six main parts. While this is what it looks like to build with Gilbert + Burke, these stages are pretty typical with any custom home build… and they take time.

Step 1: Finding the right partner

First up? Finding the right team to help turn your project vision into reality. When looking for the right builder, we’ll always encourage you to take your time. This team will be the hands and feet of your new home, and we’re big fans of recommending a design-build firm (like us!) that just gets it.

Step 2: Discovery

Next? The discovery phase. Here, you’ll finally start discussing the aspects of your project with your building team. At G + B, this is a huge piece of the puzzle. Our clients always fill out a comprehensive design questionnaire that delves deep into the vision.

Step 3: Design & Pre-Construction

It all starts getting real in the third stage, and the design begins to be drawn out. This is where you’ll meet with your design-build team to discuss everything from appearance to functionality, and it’s also where permits are obtained, land surveys are completed, and any provincial guidelines are followed. This stage is exactly what proves how valuable the right team can be, as getting through the design and pre-construction phase is often the most time-consuming piece.

Step 4: Build – Foundations

Your project will start to take shape in this stage, the foundations to the roof including exterior finishes, windows and doors. Truly, this stage is where the true bones of your home are set in stone, from the septic and electric to a firm foundation and sturdy walls. While you won’t be able to see the end result quite yet, step four is where you’ll see the beginnings of your future home.

Step 5: Build – Finishing Touches

Step five is the most fun piece of the project because that’s where massive change can finally be seen! Here, the final finishes are done (all the fun stuff) — so, it’s time to lay beautiful flooring, choose stunning finishes and complete the home you’ve been so excited for. From paint colours to cabinet pulls, this is often our client’s (and our designer’s) favourite part of the entire process.

Step 6: Post-Construction

Finally, you’re DONE! Your custom build is complete, and all that’s left with stage six involves wrap-up meetings and the hand over of the keys.
